Overhauling a Top Hat

I am looking at two TH available in the Tasmanian market, one MK1 and the other MK2.
Which you think that would be a reasonable all up end cost of the yacht in a seaworthy condition to considering purchasing the yacht?
The MK1 needs a lot of work.
Is a $12000 final investment excessive?

Both TH are descarted and today 2nd of April I bought one MK3 in good condition.
